Seldom Used Rooms

Just had this question rattling around in my brain for a while and finally had to put it out there.
If it's assumed that most hotel customers request rooms with the best view, can it be concluded that these rooms are the most heavily used and wear-out quicker? Said another way, if you want a room with a like-new mattress and lightly used bathroom, would it be better to take a room with a poor view? Or do hotels know this and periodically switch out furnishings, mattresses, etc. between their least requested rooms and their most requested?
Sorry in advance if this has already been covered, but I've never seen the topic addressed.

Almost all resorts will rotate and renew matresses + such. I doubt you'd find much diff in the 2. Depends on your budget basically.

In a town where the top resorts average occupancy rates of 85-90% or more, I'd say the overall difference from "seldom" used room is too minuscule to matter.

then again, during the past few years they closed entire floors to keep that occupancy rate high, so you never know.

If you remember, the Sahara was down to one tower before it closed, and those rooms hadn't been used in several months..I'm wondering if those rooms are still using HVAC, or if the air is just left as is to get nice and stale..
